Job Description: Property Management Administrator
Job Title: Property Administrator Reports To: Property Owner (Jean Isaac) Job Type: Full-time Salary: MK300,000-MK500,000 (depending on experience) Start date: Immediate
Job Summary I am seeking for an organized and proactive Property Management Administrator to oversee the daily operations of a residential/commercial portfolio. The ideal candidate will be responsible for maintaining property standards, maximizing occupancy rates, managing tenant relations, and ensuring financial profitability. You will act as the primary liaison between tenants and property owner, ensuring a wellmaintained environment and high tenant satisfaction.
Key Responsibilities • Tenant Relations & Leasing: o Negotiate and enforce lease agreements, including renewals and terminations. o Address tenant inquiries, complaints, and service requests promptly. o Advertise vacancies, conduct property viewings, and screen potential tenants (background/credit checks). • Property Maintenance & Inspections: o Schedule routine maintenance, landscaping, and repairs, and conduct regular property inspections. o Contract and supervise vendors (plumbers, cleaners, landscapers) and ensure high-quality repair work. o Ensure compliance with health, safety, and fire regulations. • Financial Management: o Enforce rent payments and other property fees, manage invoices and handle late payments. o Prepare annual and monthly budgets, track expenses, and prepare monthly financial reports for owners.
o Ensure all tax and insurance payments are made on time.
• Administrative & Legal:
o Maintain accurate records of tenants, leases, maintenance, and income/expenses. o Ensure all property operations comply with local, state, and federal housing laws.
o Handle eviction proceedings when necessary.
Required Skills & Qualifications
• Experience: Some experience in property management or a similar role, but not necessary.
• Education: High school diploma required; any Bachelor’s degree or Real Estate experience preferred.
• Communication: Excellent verbal and written communication skills for interacting with tenants, contractors, and owners.
• Technical Skills: Proficiency in Microsoft Office Suite such as, but not limited to Word and Excel.
• Organization: Strong organizational and time-management skills with the ability to multitask.
• Legal Knowledge: In-depth knowledge of rules, regulations, and laws surrounding property management.
Working Conditions
• Must be able to work in the office daily, which may require walking, climbing stairs, and inspecting grounds.
• May require flexibility to respond to emergencies after hours.
